Website Visitor Leads - REVEALED SELLER CAMPAIGN

Wise Agent Website Visitor Lead Conversion Playbook

Website Visitor Leads - REVEALED SELLER CAMPAIGN

This campaign is designed for Wise Agent Leads that have demonstrated seller intent through website behavior (home valuation pages, seller blogs, pricing content) or direct conversation. It should be applied to your leads once seller intent is confirmed. This campaign can be found within your Wise Agent account under the Stock Campaigns section.

Last updated on 05 Mar, 2026

Objective:

Move the lead from curiosity about value >> clarity about timing >> engagement >> listing consultation.

This sequence includes 8 touches over approximately 18 days, combining call, email, and text outreach designed to spark conversation and position the agent as a strategic advisor - not just a price estimator.

⚠️ Important Rule:

Manually remove the lead from this campaign immediately once:

  • Two-way communication begins

  • A listing appointment is scheduled

  • The lead confirms their timeline

This campaign is designed to start the conversation - not replace it.

Event 1: Seller Clarity/Confirmation - Phone Call

1 day from start at 11 am

“Hi [[lead_first_name]], this is [[agent_name]].

I noticed you were checking out seller resources on our website and I like to personally connect when someone’s researching.

Are you just keeping an eye on your equity, or considering a move sometime soon?”

(That question is key — low pressure.)

If voicemail:

“Hi [[lead_first_name]], it’s [[agent_name]] with [[COMPANY]]. I saw you were exploring homeowner resources on our website and just wanted to introduce myself. I’ll send a quick email as well.”

Event 2: Seller Follow-Up Email - Send Email

2 days from start @ 10 am

SUBJECT: Quick follow-up about your home value

Hi [[First]]

I noticed you were checking out some of our seller resources recently.

Sometimes that means someone is casually tracking equity… and sometimes it means something bigger is being considered.

Where would you say you are right now — just monitoring, or starting to think about selling your home?

If it's helpful, you can request a more personalized valuation here: [insert home valuation link]

I’m happy to walk you through what homes in your neighborhood are actually closing for (not just the listing prices).

Just reply and let me know.

Event 3: Seller Equity Text - Send Text

4 days from start @ 1 PM
Hey [[first_name]], quick question! Are you considering selling in the next 6 months, or just tracking value of your home for now? [[text_signature]]

Event 4: Market Strategy Email - Send Email

6 days from start at 10 am

Subject: Is now actually a smart time to sell?

Hey [[First]],

A lot of homeowners check their value  but the bigger question usually isn’t what is my home worth?

It's "Is this the right time to sell?"

There are a few things I tell sellers to watch closely:

  • Inventory levels in your neighborhood

  • Days on market trends

  • Buyer demand in your price range

  • Interest rate movement

  • Seasonality patterns

I actually put together a quick seller guide that walks through what to look for and what to avoid when preparing to list:

→ insert sellers guide link

If you were to sell, would your biggest concern be timing, pricing, or preparation?

Reply and let me know and I'll follow up with a tailored guidance for you.

Event 5: Seller Marketing Positioning Email - Send Email

9 days from start @ 1 pm

SUBJECT: What actually makes homes sell faster!

Hi [[First]],

Pricing is important but positioning and marketing often make the biggest difference.

Professional photography, exposure strategy, and timing; it all impacts your final number.

Here’s an example of how homes are being marketed right now:
→ include resources of potential marketing available when they list with you.

Happy to send you a few more examples of how we would market your home, just let me know!

Event 6: Seller Preparation Email - Send Email

10 days from start @ 1 PM

SUBJECT: The 3 things that move the needle most

Hi [[First]],

If selling is even remotely on your radar, there are 3 things that tend to impact final sale price the most:

  • Condition (even small updates matter)

  • First impression / staging

  • Pricing strategy from day one

Many sellers over-improve or under-prepare.

If you’d ever like a quick “pre-listing readiness” walkthrough, even if you’re 6+ months out, I’m happy to help.

Quick question, would you want to maximize price, minimize prep work, or balance both?

Event 7: Net Proceeds Text - Send Text

12 days from start at 2 PM

Hi [[first_name]],  if you sold, would you want a clear idea of what you’d walk away with after fees and costs?

Happy to run numbers anytime.

Event 8: Seller Strategy Call Invite - Send Email

14 days from start at 11 am

SUBJECT: [[First]], let's schedule a call!

Hi [[First]],

At some point, curiosity about value turns into planning. If you’d like, we can schedule a short strategy call to:

  • Review market timing

  • Discuss preparation steps

  • Estimate net proceeds

  • Create a timeline that works for you

Even if your move is 6 - 12 months away, having clarity early gives you leverage.

Would this week or next be better for a quick 10-minute call?

Event 9: Soft Reset Email - Send Email

18 days from start at 11 AM

SUBJECT: Always here to be your local real estate pro!

Hi [[First]],

I know timing matters in real estate and the market plays a huge factor in that. If now isn’t the right moment, no worries at all — I’ll step back and stay available whenever your plans become clearer.

In the meantime, you can always check for updated seller resources on our website:
→ insert link to your seller resource page

If anything changes and you want an updated home value report, just reply “update.”
